The ranch is located in northern Kent County. There is excellent access to the property from FM 643 along the south side and Kent County Road 118 to the west. Local communities in the area include Spur (14 miles) and Jayton (13 miles). The Kent Quarter is 53 miles from Snyder, 84 miles from Lubbock, 98 miles from Abilene, with Midland being 142 miles away and 245 miles to Fort Worth.

Acreage:

Kent Quarter is 160 acres of native grass enrolled in the NRCS Conservation Reserve Program. The brush encroachment across the pasture should be addressed at some point to remain in CRP. The mesquite brush is of varying age, size, and density across the acreage—which produces a good mosaic of cover.

Topography:

The property is generally flat with only around 20 feet of topographic roll, as it was previously cultivated land until the 1980s. The old field terraces are still in place across the range.

Rainfall and Elevation:

According to the Texas Almanac, Kent County averages 20.75” of rainfall annually. The elevation ranges from 2150’ in the NW corner of the property, rolling to 2130' in the SE.

Cover:

The cover changes across the property. With open, thicker, and variable amounts in the pasture. The acreage has mostly mesquite brush, but there are also a few catclaw acacias, some prickly pear, and a few hog plum as well.

Fences:

The Kent Quarter is partially fenced. There is fencing on the east and north sides of the property, and it is in good shape. The south and west sides are not fenced.

Utilities:

There is no electricity currently on the ranch; however, there are electric lines along FM & CR frontage (south and west sides). South Plains Electric Co-Op provides electric service to the area.

Water:

There is currently no water source on the property. However, underground water is available in the area, offering the potential for future well development.

Hunting:

Kent Quarter has not been hunted in decades. With Duck Creek in the area, the game will be passing through and using the acreage. The cultivation around the ranch provides seasonal forage and an additional attractant for game. Wildlife that inhabits the area includes white-tailed deer and feral hogs. Bobwhite quail have also been observed on the property, and dove hunting in the area can be productive and exciting. Coyotes, bobcats, and various other varmints call the area home as well. There are game camera photos of white-tailed deer, bobwhite quail, and hogs from the property.
