Details

Acreage:

The ranch is split into two parcels of 163 and 82 acres. They do not adjoin, but are only 1/4 mile apart.

Topography:

The ranch is fairly level, with some undulation.

Rainfall and Elevation:

According to the Texas State Historical Society website, Stonewall County receives an average annual rainfall of 22 inches.

Cover:

The predominant cover is shin oak, with scattered mesquite, cedar, and hackberry. Shin oak is an excellent cover and provides a high-protein food source for wildlife.

Fences:

Fences range from good to poor. Due to a wildfire several years ago, some fencing is in bad shape. Since the adjoining landowners do not run cattle, these fences have not been replaced, but the boundaries are marked well.

Utilities:

Electricity is in place and provided by South Plains Electric Cooperative.

Water:

Water is supplied to the cabin and a trough from a 2250 gallon storage tank and is brought in from town. The owner has also set up a water catchment system for a trough in the middle of the ranch.

Hunting:

Hunting in this area is exceptional. The area is loaded with whitetail deer, bobwhite quail, Rio Grande turkey, and feral hogs. As an added bonus, free-range elk have expanded into this area, and several have been spotted on this ranch.

This area is the perfect place for younger hunters, as there is an abundance of game here.

Residence and Improvements:

The cabin is primitive, yet functional. The owners have built out a cabin around an RV. There is covered space for cooking, buggy storage, and it even has a game cooler.

Mineral Rights:

The seller does not own any minerals under this property. There is no active production in place.

Price:

This property is priced at $466,450.
