- The ranch is located about 155 miles east of Dallas, 110 mile north of Tyler, 58 miles south of Broken Bow, OK or 23 miles west of Texarkana.

- Acreage:
There are 764.721± acres. It is mostly heavily wooded with some cleared areas of grass pasture.
- Topography:
The topography is rolling, with lots of draws and areas that hold seasonal water. There are several areas where you could easily create large impoundments of water.
- Rainfall and Elevation:
There is about 40' of elevation change across the ranch with elevations ranging from 300' to 340'. Rainfall in Bowie County is abundant, with an annual average of 47" per year, according to the Texas Almanac.
- Cover:
The ranch’s cover is predominantly heavy timber, with some cleared areas of grass pastures for grazing and hunting. Several varieties of tree cover found on the ranch include pine, sweetgum, elm, hickory, and oak. Some timber has recently been harvested on the eastern portion of the ranch. There are trails around the perimeter and throughout the ranch for UTVs and hiking.

Approximately 465± of the acreage is under High Game Fence. The remainder is barbed wire on metal and cedar posts and ranges from good to poor condition.
