The Stonewall River Ranch is located in NE Stonewall County and has been in the same family for over 100 years. This ranch is located approximately 4.7 miles North of Aspermont on FM 1263 and approximately 8.3 miles East on FM 1835, which runs between Aspermont and Old Glory. The ranch is dissected by FM 1835, with approximately 300± acres north of FM 1835 and 780 acres on the south side of FM 1835. This ranch is approximately 3.5 hours from the Metroplex area and 2 hours from the Lubbock area. The Stonewall County airport is located less than 10 miles from the ranch.

Topography:

The topography is very diverse, ranging from high ridgelines in the western areas to flat river bottoms in the southern part of the ranch.

Rainfall and Elevation:

Stonewall Co. averages 22-24 inches per year.

Cover:

The River Ranch has a good cover of native grasses and a good mixture of mesquite, cedar, and hackberry with various browse species for the wildlife. ShinOak is located in some western areas of the property.

Fences:

The fences are five-strand barbed wire with cedar and metal posts. All are in excellent condition.

Utilities:

Electricity is on both sides of FM 1835. Buyers or the buyer's agent is responsible for confirming the availability of a meter.

Water:

This ranch is well watered with approximately eight earthen tanks. Water for the hunting camp is hauled from Aspermont.

Hunting:

Hunting is excellent in this part of Stonewall County with whitetail deer, Bobwhite quail, turkey, feral hogs, and several species of varmints. Red Stag and free-range Elk are also seen on the property. The Current Hunting Lease will terminate with the Sales Contract on the property. It could possibly be divided.

Residence and Improvements:

The property has a gravel pit that can generate income from sales to road contractors.

A hunter's cabin, some blinds, and other miscellaneous equipment, owned by current hunters, could possibly be purchased.
