Located on the south side of Roby, TX, the property is 17 miles north of Sweetwater, 49 miles northwest of Abilene, 117 miles southwest of Lubbock, 121 miles east of Midland, and 200 miles west of Fort Worth. The property is within 9 miles of the county hospital and 22 miles from a regional hospital.
Driving Directions
From Abilene, drive north along US Hwy 277 to the red light in Anson. Turn west onto US Hwy 180 towards Roby. At the four-way stop in Roby, turn south on State Hwy 70 for 0.6 miles, turn east on County Rd 104 for 0.5 miles, and the property is on the north side of the road.

The 38± acres lie along Cottonwood Creek, a tributary to the Clear Fork of the Brazos River. The creek's proximity allows for excellent irrigation for the property's pecan orchard, which is mostly Western Schley with some Burketts.
