Description

“bob-white” is the distinctive sound you hear as you pull up to the gate; the sentries of quail are out in full force to give you that unique West Texas Howdy. Their chorus of whistles creates peace that makes the Double Mountain view much more special. Quail aren’t the only ones that enjoy this area of Stonewall County; the wild hogs, Whitetail deer, dove, and much more flourish in this landscape abundant with water throughout.

The Salt Creek South 320 offers all that you would expect in the great outdoors with uninterrupted views of iconic landscape, wildlife, water, and more stars than you can imagine. This is a full experience. Along the foothills of what early settlers used to guide their travels, this property has a landscape that rises in elevation to soak in those historic views.

You’ll find the place functional too, with two large stock tanks. Perimeter fences are in good shape. The property has been managed over the years, so grass production is better than normal for the area. A variety of trees are thick in the canyon draws and around the surface water. The cover is very good, with the landscape serving as travel corridors and the trees protecting those wild travelers.

The open areas will be critical during rut season as the neighboring properties are thick with trees. Fawns can be found bedding down in the thick grass and find the property nice to run and play. A good-sized concrete trough can be found by the working windmill.

A good property just off the beaten path is sometimes hard to find, especially one with good water, terrain change, wildlife, and views both day and night. Come see what the early settlers saw; it’s sure worth the look. Give Dan Byerly a call at (325) 665-3489.

Acreage:

Approximately 320± acres in Stonewall County, this acreage is considered pasture with improved grasses. The land is considered rolling, which is a good fit for the Rolling Plains namesake in the area. With a good mix of topographical changes, the property gives you several looks as you work yourself across it. This is a fun property. Additional acreage is available.

Topography:

The property has a nice gentle roll that rises to the south end.

Rainfall and Elevation:

The elevation is as low as 1772' and rises above 1900' with a nice, gradual slope from North to South.

Cover:

The old pasture was cleared years ago, and some new growth has started back in a few areas. The draws leading up to the stock tanks and the areas behind those dams are still lush with a healthy variety of Hackberry, Willow, and mesquite.

The rest of the property is fairly wide open and easily seen from the south end as it towers over the property. Wildlife have been seen throughout, bedding down in the thick grass and hanging out in the canopy of trees near the water features. The quail seem to thrive on the property as they can be heard throughout.

Fences:

The fences are good five-strand barbed wire with t-posts and pipe throughout.

Utilities:

All utilities should be verified by the buyer or the buyer’s representative.

Water:

All water should be verified by the buyer or the buyer’s representative.

Hunting:

Bobwhite quail are thriving this year out on this property, and their sounds are intoxicating. Whitetail deer can be seen throughout, using the thick grass to bed down the new fawns. The openness of the property, along with the extra-thick cover of the neighbors, makes this property ideal for the rut season.

Feral hogs, doves, and much more can be found as well. The property has not been hunted or grazed for a few years. Pressure from the neighbors appears to be light. The area is known for good hunting. The agent has placed a feeder and camera out on the property so game photos can be shared.
