About 140 years have passed since the founders of the Gum Springs Schoolhouse and the Prairie View Cemetery came to these parts, and reminders of their presence still exist today. Although the church and school are gone, the land that hosted these early pioneers still exists with fertile soil and underground water, a settler’s best combination.

Whitetail deer, feral hogs, Rio Grande Turkeys, varmints, and more will be drawn in to the multiple clusters of plums; the cowboys that ride the property view an abundance of wildlife daily. Driving Directions
From Anson, head south on US 277 S for 1 mile, turn right onto FM 707 S for 1.3 miles, turn right onto FM 2746 for 5.5 miles, turn left onto CR 437 for 0.4 miles, and a gate will be in the curve in front of you. The property is only 26 miles north of Abilene and around two hours from Lubbock and Midland.

Approximately 437.97 acres based on a 2017 survey.

Topography:

A gentle slope from the west to the east lets the elevation change from a high around 1865 and a low of 1768. The ridge-like area that runs along the south side of the pasture is where you see your greatest elevation changes. That gentle slope is just right to capture surface water for the three stock tanks.

Rainfall and Elevation:

The average annual rainfall for Jones County is around 26 inches.

Cover:

A majority of the property is open improved grass fields; however, a nice belt of pasture divides the property and wildlife can be found throughout as well as roaming the open fields as they traverse from one property to the next. The open areas will make great areas to hunt during the rut and the turkeys already seem to be enjoying the cover of the tall grass as they meander around the neighborhood.

Fences:

A current cattle operation is running on the property, so both the interior and exterior barbed wire fencing is proven. A herd of horses has made the belt of pasture home. The cattle pens are functional.

Utilities:

Big Country Electric Cooperative is on-site, providing electricity to the water well located near the working pens. The other water well uses a solar panel. Electrical lines run along the FM road. The buyer or buyer's agent is responsible for verifying all utilities.

Water:

Two water wells are operating on the property, one with electricity and one with a solar panel. Both wells have been connected to underground pipes that supply water to various spots throughout. SUN WSC is located across the FM road from the property; access to that line has not yet been verified. Three earthen stock tanks are located on the property. One captures runoff from the FM road, while the other two capture runoff from the property; all hold water well. The buyer or the buyer's agent is responsible for verifying all water.

Hunting:

The property has seen a dove hunter here and there over the last several years, but the deer and turkeys have gone untouched for a while. No blinds or feeders exist to convey. That's all good for the outdoor enthusiast except that recent wildlife pictures are not yet available. The cowboy that rides the property for sick livestock stated that the key three (deer, turkey, and hogs) are seen daily.
