Description

Oak Ridge Ranch 428, back on market and HEAVILY REDUCED, offers a rare opportunity to own a high-quality North Central Texas ranch that combines prime location, strong land characteristics, and turnkey condition. The ranch sits just fifteen minutes north of Graham, TX, and less than two hours from the DFW Metroplex, making it ideal for weekend use, full-time ownership, or long-term investment.

The property features gently rolling terrain, scenic elevation changes, and a classic Texas landscape. Mature live oak trees spread across the ranch, providing shade, character, and visual appeal. Native mesquite cover enhances privacy and creates excellent wildlife habitat. Whitetail deer, turkey, and other native species thrive on the ranch, making it well-suited for hunting and outdoor recreation.

Water is a key feature of Oak Ridge Ranch 428. Three well-maintained earth tanks sit strategically across the property and come stocked with fish. These tanks supply reliable water for wildlife and livestock while adding year-round recreational value and visual appeal.

Oak Ridge Ranch 428 shows pride of ownership and remains free of oil and gas production. An agricultural exemption is already in place, helping reduce operating costs. Recently returned to the market at a lower price, the ranch presents strong value within the Graham, Texas land market. Ranches of this quality, condition, and location in North Central Texas are becoming harder to find.

Details

Acreage:

Oak Ridge Ranch 428 consists of approximately 428± acres and is all in native and improved pastures. The north end of the ranch has a heavy cover of oaks, mostly Blackjack and Post Oak. As you head east and south, the ranch breaks off into rolling Mesquite pasture with some areas of thick Hackberry trees and Bull Mesquites. The cover and habitat are absolutely gorgeous with incredible views that do not disappoint. As mentioned before, the ranch lies in a transition zone, which creates beauty, high-quality cover, and bountiful groceries for livestock and wildlife.

Topography:

The topography in this area and on the ranch is rolling, with approximately 70± feet of elevation change. A nice drainage runs from north to south, feeding into the two ponds near the center of the ranch.

Rainfall and Elevation:

Young County receives an average annual rainfall of approximately 30 inches, according to the Texas Almanac online.

Cover:

The northern third of the ranch is a heavy Blackjack and Post Oak thicket intermixed with large Bull Mesquites and many different types of browse plants. As the topography breaks off to the south and east, the ranch opens up into a healthy mix of Hackberry and Mesquite pasture. Hackberry trees are a favorite because deer absolutely love them and they are a high-value browse plant. The satellite imagery may be a little misleading, as it was for me, because the south end looks very open, but the cover is just about perfect.

Fences:

The fences are barbed wire and are in fair to excellent condition.

Utilities:

Electricity is available and currently connected to the cabin near the ranch's center.

Water:

Oak Ridge Ranch 428 has an abundance of water with three beautiful, clear-water earth tanks, as well as a water well connected to the cabin. The ponds and tanks are perfect for fishing or simply relaxing and enjoying the view.

Hunting:

Hunting in Young and Jack counties is known to be very good, producing plenty of high-quality game. The transition zones consistently provide excellent habitat for wildlife and a veritable buffet for animals to thrive. This area supports a healthy population of whitetail deer, Bobwhite quail, Rio Grande turkeys, and feral hogs. The southern end is a little more open and will offer plenty of opportunities for calling varmints. The ranch also has several surface tanks that are great for fishing during the warmer months.

Residence and Improvements:

Oak Ridge Ranch 428 is designed for those who truly love the outdoors. Outfitted with state-of-the-art feeders, blinds, and hunting accommodations, it’s a turnkey property for hunting, fishing, and family fun.

Overlooking one of the scenic valleys is a beautifully equipped two-bedroom and one-bathroom log cabin, offering modern comfort and rustic charm.
