Description

For over 80 years, this family has enjoyed this property, and it helped serve as their hub for family gatherings for most of those years.

Now, it’s your turn. Nestled off in the area the locals call Flat Top, this property has the advantage of views across the vast countryside towards Stamford, Hamlin, and the Double Mountains.

Flint shards can be found and were more prevalent when the ground was cultivated; further proof that the native Americans passed through and stopped at the famous Dripping Springs across the road. Hunt, play, or simply soak in the history. Call Dan Byerly at 325-665-3489.

Map

Details

Acreage:

A recent survey identified this farm as 172.10± acres.

Topography:

Signs of the property's old farming terraces exist. The slope of the property is more NE to SW in nature. A waterway was added to help move water off the highway across the property. A new pond would fit nicely at the end of that waterway.

Rainfall and Elevation:

The average annual rainfall in Jones County is around 26 inches.

The elevation ranges from 1745' to 1770'.

Cover:

The property has an established grass blend provided by the NRCS CRP program. There is some mesquite and juniper on the property, and that seems to provide ample cover for wildlife.

Fences:

The fences along the highway are in need of repair. The west and south fences are in good shape. The east side fence line is nonexistent, mostly because the property was just divided out of a larger family tract.

Utilities:

Electricity is on site at an old water well; however, it is unknown whether that line is still available. The buyer or buyer's representative is responsible for verifying all utilities.

Water:

A couple of old wells are located on the property, and one of those is a hand-dug well. Neither shows any signs of water at this time. There are wells and natural springs in the immediate area. Electricity has been run to the old wells; these wells supported the family's needs back in the day. The property is in an area known for natural springs (Dripping Springs across the highway). The buyer or buyer's representative is responsible for verifying all water.

Hunting:

Game trails everywhere! The property has not been hunted in some time. In a recent visit, two large bucks were seen, so Whitetail deer have been confirmed. Quail are also present on the property. Signs of feral hogs and other wildlife too. Some hunting occurs south of the property; otherwise, there is very little pressure around the property.

Mineral Rights:

The seller is unsure of the mineral's owner but will convey all minerals owned with an acceptable offer.

Price:

This property is priced at $430,250.
