From the red light at the Scurry County Courthouse, drive west along US Highway 180 W for 1.6 miles, turn right onto County Road 221 (Deep Creek Road) for 0.7 miles, then turn right onto the right-of-way for 0.5 miles. The property is located 0.5 miles off County Road 221 and accessed via a recorded ROW Access agreement. Located less than 3 miles from downtown Snyder, the property is within 5 minutes of equipment dealers and supplies. Snyder is just 42 miles from Sweetwater, 84 miles from Lubbock, and 91 miles from Midland.

Acreage:

The property is approximately 125.624± acres. The soil mix is mostly Sagerton clay loam with some Spur clay loam; both are very good soils for the Bermudagrass mix.

Topography:

A slight slope moves downward west to east, 0 to 3 percent.

Rainfall and Elevation:

With an average annual rainfall between 21-23 inches per year, having a reliable source of feed and water is critical. The elevation nearest Deep Creek is around 2330' while the southwest corner rises up to 2375' in elevation.

Cover:

The majority of the property is fully open with thick creek cover along the property's east border.

Fences:

Fences are in fair condition, with the exception of the south boundary, where the fencing is nonexistent. The fence in place is metal and cedar post barbed wire.

The irrigation ground has been sprigged with Tifton 85 and a coastal Bermuda mix. The dryland acres have been seeded in Buckaroo Blend from Turner Seed; a mix of three Bermudagrass varieties (Chilly Verde, Giant, and Jacob).
