Driving Directions: Westbound traffic along Interstate 20 will take Exit 206, turn left at the stop sign and left again at FM 670S for 1.6 miles, and turn right at CR 252 for 2 miles. The property is on the right. Eastbound traffic will take Exit 206 onto the service road, turn right onto FM 670S for 1.6 miles, and turn right at CR 252 for 2 miles. The property will be on the north side of CR 252.
Location: The property has a Colorado City zip code but is actually just a few miles SW of the community of Westbrook. Only 16 miles to Colorado City, 31 miles to Big Spring, 40 miles to Sweetwater, 72 miles to Midland, and 83 miles to Abilene. This is a good, centrally located place in West Texas.
Acreage: The total acreage is approximately 980± acres, comprised of a whole section (640± acres) and a half section (320± acres). Approximately 200± acres of this property is in cultivation that was broken out a few years ago. The cultivation is in wheat at this time and that crop is responding well to the recent rains.
Topography: The property does have a gentle slope that moves from the interstate area to the south end. That slope provides a perfect opportunity to capture water in the series of stock tanks across the property.
Rainfall/Elevation: Mitchell County’s average annual rainfall is around 22 inches. The elevation changes gradually across the ranch, ranging between 2171′ and 2220′.
Cover: With less than 200± acres of cultivation, this ranch has plenty of cover. The mature mesquites, Willow, and Hackberry trees across the property provide a great mix of cover for wildlife and plenty of shade for livestock.
Fences: New interior fences have been installed to rotate livestock on and off the cultivation. Each trap has its own stock tank, and the cultivation has ample trees for shade. A set of pens is located at that pivot point where all the cross fences come together. The perimeter fencing is average and proven to hold livestock.
Utilities: Electricity poles are found throughout old oilfield locations, so activating the co-op electricity to any of those locations gives you options when it comes to setting up the homesite or hunting camp. Water: All of the traps have an earthen stock tank, with the total count for tanks at seven (7). In addition to the stock tanks, 0.65 miles of Wildhorse Creek cuts across the SW corner of the property. These tanks are not far removed from being worked on, along with the long feeder dams that create a greater catch for each. The property does sit atop the Dockum minor aquifer. Hunting: Between the surface water, the cover, the lack of pressure in the area, and the near 200± acres of fresh wheat, this place will hunt. On any given day, the whitetail deer can be found bedded down in the pasture or grazing in the wheat field, the Rio Grande turkeys are found exploring the property, and the feral hogs hop from mud hole to mud hole. The dove and ducks find this property, too. Most of the stock tanks attract both, and the dove love the wheat fields. This property has an abundance of wildlife, and several areas are available for hunting setups, whether it’s rifle or bow.
Residence and Improvements: A nice set of gathering pens is located on the edge of the wheat field and the pasture where all the cross fences merge. This makes it easy to rotate cattle while culling off the heavy end or weaning calf crops. A sea container shown in the photos will not convey.
