Location: The TR Bissett Pasture is about 75 miles Northwest of Abilene, 210 miles West of Fort Worth, 170 miles Northeast of Midland, or 125 miles East of Lubbock.

Acreage: 1308.3± acres, all in Mesquite and Cedar pasture. A few portions of the ranch have been grubbed to create more opportunity for grass growth.

Topography: The topography on the ranch varies greatly. Massive mesas with nice mesquite flats on top tower over productive creek bottoms that cut through the heart of the ranch.

Rainfall/Elevation: There is about 150 ft of elevation change on the ranch, with elevations ranging from 1600′ up to 1750′. According to the Texas Almanac, Stonewall County receives an average rainfall of 22.3″ and has a 220 day growing season.

Cover: Cover on the ranch ranges from very thick mesquite and cedar pastures, to nice grubbed areas that have been sculpted to enhance livestock production. Tree cover consists of mesquite, cedar, hackberry, and willows along the creek and stock tanks. Browse plants are plentiful and include Little Leaf Sumac, Skunkbush, Ephedra, Wolfberry, Algerita, Elbow Bush and a few wild plums. There are also pockets of shin oak that produce acorns that the wildlife love.

Fences: Perimeter fences are five and six strand barbed wire on metal and cedar posts and are in excellent condition.

Utilities: Electricity is not in place, but is available approximately 1 mile to the South.

Water: Weddington Creek is a spring creek that will hold pockets of water throughout most of the year. The creek runs through the ranch for just over two miles. Also. there are four earthen stock tanks on the property. A water well was drilled and cased but has never been outfitted with a pump. This well is approximately 35′ deep and produces 1.5 gpm.

Hunting: The varying topography, brush sculpting, and ample water make this an excellent hunting habitat. The area is known to produce trophy whitetail deer, as well as fantastic elk, red deer, and aoudad. You’ll also find feral hogs, Rio Grande turkey, bobwhite and blue quail.

Residence and Improvements: There is a nice set of working pens just off the county road.
