The Ocean Front Ranch gets its name from Truscott Brine Lake, which has approximately the same salt content as an ocean and is located just across the county road from the ranch.

The lake can be used for bird hunting and fishing as long as all Texas hunting and fishing laws are observed. The ranch itself has a good mix of Cedar and Mesquite pastures with almost 90 feet of elevation change. China Creek runs for over a mile through the southeast part of the ranch, providing fresh water to wildlife and livestock.

The ranch is complete with a newer 40′ X 50′ barn connected to water, electricity, and septic. It is actually located for easy access and out of the way of your hunting endeavors. Blinds and feeders are set up and ready for you to hunt!

The ranch is located in large ranch country without a lot of pressure, so hunting in the area is very good and includes whitetail deer, mule deer, turkeys, quail and feral hogs. The Brine Lake is also home to some saltwater fish species, but please check with the local game warden for regulations.

Location: Ocean Fron Ranch is located just north of Truscott on a graded county road about one mile west of State Highway 6.

Acreage: The ranch is comprised of approximately 581 acres which are mostly in native mesquite and cedar. There is an old field on the west side of the ranch which will make a perfect food plot or dove field.

Topography: This ranch has a good balance of breaks and mesquite flats with some very nice draws scattered throughout. There is approximately 90 feet of elevation change across the ranch allowing for some stunning long views!

Rainfall/Elevation: The annual rainfall is 24.64 inches, and the average growing season lasts 217 days according to the Texas Almanac online.

Cover: The soils in this area support an abundance of beneficial brush and forb species. There is a good mix of heavy brush and more open mesquite flats which balance the habitat and allow you to hunt the way you like to hunt. There are enough areas that are tight, thick brush that you could definitely bow hunt, but enough terrain relief that you can also make some long rifle shots.

Fences: Fences are barbed wire on steel and cedar posts and are in good to nearly new condition.

Utilities: Rural water and electricity are available and installed on the property.

Water: The property is connected to Co-op water for use at the barn. Additional water is supplied by China Creek which runs for over a mile across the southeast part of the ranch and a good stock pond on the west part of the ranch. There are other drainages that could be dammed up to capture more surface water if desired.

Hunting: As you can see from the pictures, the Ocean Front Ranch is covered up with some great whitetail genetics! The seller has seen Mule deer but has not harvested one. Additionally, the ranch is home to turkey, quail, plenty of feral hogs and varmints. With the surface water and sunflowers in the field and pastures, the dove hunting is going to be pretty fantastic as well! This ranch will not disappoint!

Residence and Improvements: The 40 X 50 barn is situated at the northeast corner of the property and is connected to water and electricity. The sellers have installed septic and several drains in the floor so that it can be built out into a cabin at some point. For now, they have their RVs parked and set up inside and out of the weather.

Minerals: The seller does not own any minerals under this ranch. There is one producing well at the northeast corner of the property.
