Located on the South end of Hubbard Creek Lake on CR 290. It’s approximately 5.5 miles SW of Breckenridge, as the crow flies. The ranch is about 60 miles Northeast of Abilene, 124 miles West of Fort Worth, 200 miles West of Midland, and 100 miles South of Wichita Falls.
Driving Directions
From Hwy 180, take CR 294 South to CR 290. Head East on CR 290 for about 3.5 miles and the gate will be on the North side of the road.

Topography:

The ranch has a diverse topography. There are several good oak and mesquite flats, mixed in with some nice draws and hills. There are several great locations to put a house or cabin that offer amazing views.

Rainfall and Elevation:

According to the Texas Almanac, Stephens County has an annual rainfall 0f 26.4 inches and has a 222 day growing season. Elevations on the ranch range from 1185' to 1281'.

Cover:

The ranch has a great cover of oak and mesquite, with some open areas mixed in. Tree cover includes Post Oak, Live Oak, Mesquite and Hackberry. Low growth shrubs include skunkbush, elbow bush, sumac, algerita, ephedra, and bumelia.

Fences:

The ranch is fenced and cross fenced, with fences being in good shape. There is land outside the fences in the lakebed where the owners have traditionally grazed with the use of a hotwire.

Utilities:

Electricity is available along the county road and in the interior of the ranch, supplied by Comanche County Cooperative.

Water:

Water is the highlight of this ranch. There is an abundance of lakefrontage. Depending on lake levels, this frontage will be around 2 miles on the north side. Sandy Creek runs along the eastern side for about 2.5 miles. Additionally, there are six earthen stock tanks that hold water year-round on the ranch. Rural water (Fort Griffin Special Utility District) is located off the Northwest corner of the ranch across Brushy Creek. The current owner has been told he can pull water to the ranch from this location.

Hunting:

This area is loaded with game, providing all kinds of hunting opportunities. You’ll find whitetail deer, Rio Grande turkey, bobwhite quail, feral hogs, and several types of small varmints.
