Location: The Burwick Bitter Creek Ranch is located just across FM 2035 from Sweetwater Lake and only 4 miles from Interstate 20. The ranch has black top frontage making it accessible in almost any weather condition.

Acreage: The ranch is approximately 785± acres, with around 200± acres in cultivation. It has been used as a cattle and hunting ranch, so the fences are in good condition and ready to run your operation. With Bitter Creek running through the ranch, there are lots of elevation changes and diverse plant life.

Topography: There is approximately 100± feet of elevation change across the ranch creating magnificent views. Much of the ranch has high ridges on both sides giving long views in all directions.

Rainfall/Elevation: Nolan County has an average annual rainfall of 22.19 inches, according to the Texas Almanac online.

Cover: The ranch is incredibly diverse because it has some rough-broken areas as well as the deeper soils in the valley below. There are Cottonwoods, Chinaberries, Hackberries, and some massive Native Pecan trees in the bottoms along the creek, with the balance being cedar and mesquite pasture. As mentioned earlier, this place is very diverse and has some very desirable browse and cover plants for the wildlife!

Fences: The perimeter and cross fences are barbed wire on steel and cedar posts. They are in good to very good condition and should be ready to go on day one.

Utilities: Co-op electricity is available and in place in several locations across the ranch. Bitter Creek Water supplies rural water.

Buyer or Buyer’s agent is responsible for making sure that available utilities are sufficient to meet Buyer’s needs.

Water: The ranch is watered by Bitter Creek Water Supply, and four water wells and several earth tanks are scattered across the ranch. Bitter Creek is seasonal but will hold pools of water for extended periods after heavy rains.

Hunting: The Burwick Ranch is in a great area for whitetail deer, turkeys, bobwhite quail, feral hogs, and many species of varmints.
