Location: West Texas Valley View Ranch is located in the northwest area of Fisher County, near the Scurry and Kent County lines. The property is approximately 18 miles northwest of Rotan and 30 miles northeast of Snyder in the Rough Creek area. The acreage overlooks part of Longhorn Valley in the Double Mountain Fork of the Brazos River.

Acreage: West Texas Valley View Ranch is 631± acres. The property rolls up from bottomland into breaks with ridge tops and valleys. There is almost 150’ elevation change across the ranch. The view to the north across the Double Mountain Fork of the Brazos includes a tall ridge with sheer red dirt bluffs. Ranch roads and ATV trails provide good access across the property. Previous brush sculpting work opened lanes along the ridge tops and created openings in the bottoms. The habitat across the ranch is very diverse with the changes in topography and soil types. Brush species include: mesquite, lotebush, redberry cedar, littleleaf sumac, skunkfoot sumac, hackberry, catclaw acaia, ephedra, feathered dalia, tashillo and pricklypear cactus along with a few small shinnery oak mottes. Various grasses include: little and silver bluestem, Arizona cottontop, plains bristlegrass, buffalograss, hooded windmillgrass, threeawn, vine-mesquite, sideoats and other grammas.

Improvements: A county maintained road is near the western boundary of the ranch. There is electricity on the property at the well and off western edge. The perimeter fencing is both excellent and in need of repair. The east and south fence lines are 8’ with all galvanized metal pipe and t-posts built in 2003. The north fence was replaced in 2012 and is 5 strand barbed wire all metal pipe and t-posts. The west boundary isn’t currently fenced. There are no other structures or improvements.

Water: There is 1 electric water well located on the northern part of the property. Water is piped from the well to 2 small water troughs. One of the troughs is in the bottomland country near the well and the second one is centrally located up on a small ridge. There are 3 ponds scattered across the ranch. The pond in the northwest area of the ranch maintains water more than other 2. The second tank is located near the middle of the ranch in a draw. The third tank is near southwestern corner.

Hunting: Wildlife that inhabit the area are white-tailed deer, mule deer, feral hogs, Rio Grande turkeys, as well as mourning doves with occasional white winged and Eurasian doves, bobwhite quail, coyotes, bobcats, and various other varmints. Aoudad sheep sometimes pass through the area and other exotics have been observed as well.
