Location: Located on County Road 410, about 7.5 miles West of Aspermont, 65 miles Northwest of Abilene or 185 miles Northwest of Ft. Worth.

Acreage: 1,162.7+/- acres. The ranch is extremely diverse, consisting of rolling cultivation, mesquite flats, and plenty of draws and hills. Cover includes Mesquite, Hackberry, Chinaberry, a few Cedars, and even some Cottonwoods in several draws. There is also an abundance of great browse plants including Little Leaf and Skunkfoot Sumac, Lotebush, Algerita, and Ephedra to name a few. The acreage breakdown is about 460+/- acres of pasture, 300+/- acres of wheat, with balance in rolling native grass land.

Improvements: The perimeter is fenced with barbed wire on cedar and metal posts. Fences are in good to excellent condition, with some being recently rebuilt.

Topography: The cultivation is rolling and is broken by fingers of mesquite pasture and deep draws. The owner has purposely left buffers of grass and wheat between the pasture and cultivation to greatly enhance the wildlife habitat. He has recently begun letting the majority of the cultivation go back to native grass and selectively planting wheat throughout. Balance is in mesquite pasture with lots of elevation changes. There are several large draws and canyons, making great travel corridors for wildlife.

Utilities: Electricity is in place in several spots and along the county road.

Water: Unlike much of the county, underground water here is plentiful. Water is supplied by one well with electric pump, and three wells with solar pumps. Each well is on a timer and overflows to create natural wildlife watering areas. There are also two stock tanks in place. At the time of this writing, both tanks are holding water. There are also several areas in the pasture and draws that will hold water for quite some time after a rain.

Hunting: This area offers excellent hunting of Whitetail Deer, Rio Grande Turkey, Bobwhite Quail, Mourning and White-wing Dove and Feral Hogs. Owners report that each quail hunt in 2015-2016 season averaged from 30-35 quail rises per outing and 2016-2017 season averaged 40-45 per outing. These quail hunts included 925 acres directly across the county road to the south, which is also available for purchase. It is also common to see flocks of 50-75 turkeys when out on the ranch. The mixture of thick cover, protruding draws and pasture, and rolling grassland and cultivation really enhances the wildlife habitat on the ranch.

Minerals: The owner had a Mineral Opinion done on the property to verify his interests and owns a large portion of minerals across the ranch. These minerals can convey with and acceptable offer. There are currently two active oil wells in the Northwest corner of the property.
